My passion as an agent is helping buyers and sellers achieve their real estate goals. I strive to provide you with a well-informed and honest real estate experience.
I have been a Realtor since 2006 and I am the Broker/Owner of our Ludlow office. Additionally, I am the President-Elect of our local Crown Point Board of Realtors, a Director with the Okemo Valley Chamber of Commerce, and a member of our local Rotary. I am dedicated to making a positive impact in my community.
Throughout the years, I've sold a diverse array of properties, including historic bed and breakfasts and slope-side properties. As a lifelong resident, I possess extensive experience in this specialized market, covering everything from mountain homes and condominiums to lakefront properties and country estates. I’ll be there to support you every step of the way.
I take pride in staying current with the latest real estate technology, software, and education to better serve my clients. In addition to my REALTOR designation and broker license, I hold the Resort and Second-Home Property Specialist (RSPS) certification, which allows me to assist clients with vacation and investment properties. I am also a Luxury Property Specialist, a designation that requires ongoing training and a proven track record in luxury sales. Furthermore, my Pricing Strategy Advisor (PSA) and Certified Homeownership Program (CHP) certifications enable me to provide expert guidance on property pricing, strategizing, negotiations, and the homeownership process.

EXPERIENCE
For over 38 years, I've been privileged to sell real estate in this beautiful area. I began my career in 1988 with my husband, Scott, after returning to my hometown post-college. Together, we've been actively involved in developments on Okemo, the lake region, and the surrounding area.
Giving back to this community has always been a priority. I'm grateful for the chance to chair the Okemo Community Challenge and collaborate with organizations like Streetscapes, Black River Good Neighbors, Fire and Ice, OMARA OMS and other local nonprofits.
My goal has always been to serve the best interests of both buyers and sellers. To that end, I've earned designations such as Realtor®, ABR®, CRS®, GRI, and my Resort and Second-Home Property Specialist (RSPS) certification.
My family has been part of the Okemo Valley for four generations. My husband, Scott, our two daughters, and I are proud to continue serving the Ludlow community. We enjoy the outdoor activities this area offers, including hiking, running, sailing, and skiing. The Team of Brokers not only has incredible knowledge of real estate but also remains grounded in the community by consistently giving back.

After graduating from Johnson and Wales University, I spent many years in the local hospitality industry forming strong ties to the Okemo Valley. In 2013, I joined Vermont Properties and Development, Inc. as a Sales Associate and have over 13 years of experience in real estate sales.
To better serve our international buyers, I am a Certified International Property Specialist.
I believe my knowledge of various software and the latest digital tools provides me the experience to remain current with the latest marketing trends in real estate.
I enjoy being very active in my community serving as a member of Ludlow Rotary Cub, and served as president 2020/2021, a board member of the Little Ascutney Snowmobile Club, past president of the Reading Friends and Neighbors Community Foundation, past president of Reading Recreation Commission, and past board member of Okemo Community Challenge.
As a native Vermonter, I live in Reading with my wife and pets. I spend as much time as I can with my 2 twenty-something sons and in my spare time, I enjoy all that Vermont has to offer including skiing, biking, boating, hiking, and snowmobiling.

Joe Karl

Hailing from Fairfield County, Connecticut, my ties with the Okemo Valley started in 1996 when I married my wife in Ludlow. Part of the first team assembled to launch Jackson Gore in 1998, I have been selling area properties ever since and enjoy helping people find just the right home. 22 years later, I still enjoy every interaction. Listen first, show second is my motto.
I know every inch of Okemo mountain and the surrounding valley. When I decided to build my own dream home, I cleared the land and oversaw all aspects of the building process. This gave me a unique perspective that I use to guide my customers through a sometimes complex process.
I have been actively serving on the Crown Point Board of Realtors for many years, including one term as President, and was named “Realtor of the Year” in 2015. In my spare time I have led Okemo snowshoe hikes for over 18 years, mountain bike religiously and, also "skin" up Okemo at least once a week. When not conducting real estate business or playing outdoors I tend to our 36-acre mini-farm complete with dogs, a cat, and chickens. My wife and three incredible daughters embrace the bucolic lifestyle of Vermont. All three children grew up skiing Okemo, two are now instructors. Buying a home is a milestone event, it brings me great pleasure to help families find the perfect home in this beautiful Okemo Valley area.
