EXPERIENCE
In 1988 I returned to my hometown after college, married my husband Scott, and began my real estate career. Scott and I worked together on Okemo Mountain for our first project and since then we have been actively involved in several developments on Okemo and in the surrounding area. To keep up with demand, I opened a second office located on Okemo in the Winterplace Condominium complex where Sarah Sheehan lends her talents as our Winterplace Broker. My goal has always been to best serve the needs of both buyers and sellers.
As a local business owner, I strongly believe in doing my part for our local community. Throughout four generations, my family has been deeply involved in the Okemo Valley. My husband Scott and I, along with our two daughters are proud to carry on the family tradition of serving the community of Ludlow as our entire family enjoys hiking, running, sailing and of course, skiing.
I am grateful for the opportunity to work with Streetscapes and various nonprofit organizations in the area giving back to the community that has given my family so much. One of my favorite events is Flannel with Flare which benefits various causes through the Okemo Community Challenge. Every year with the help of our friends and community members, we have collected more than 100 winter clothing items to donate to Black River Good Neighbors. We are proud of our role in this project for over 10 years. Comedy Night is an annual event you won’t want to miss. I am always amazed by the effect that even one person can have on their local community. Together we can make a difference.

Sarah Sheehan
Real Estate Broker
As a native Vermonter who is now raising my own children in Ludlow, I understand why people seek the very special lifestyle that Vermont and, more importantly, the Okemo Valley has to offer.
As an agent, I truly enjoy helping both buyers and sellers achieve their real estate dreams. My goal is to provide you with a well-informed, honest real estate experience.
I have been a Realtor since 2006, recently obtaining my Broker license. For the past several years I have served as Director of the local Crown Point Board of Realtors, as well as the Okemo Valley Chamber of Commerce. I like to make a difference where I can and try to keep busy. My children are getting older and after-school events are sadly dwindling. However, you can still find me catching a local basketball game.
Over the years I have sold an assortment of properties from historic B&B’s to slope-side condominiums. Being a life-long resident, I have a great deal of experience in this specialized area. From mountain homes and condos to lakefront homes or country estates, I’ll be with you every step of the way.
I pride myself on being up to date with the latest real estate technology, software, and education which I use to better serve buyers and sellers alike. In addition to my REALTOR designation and Broker license, I have also obtained The Resort and Second-Home Property Specialist (RSPS) certification. This designation is a tool for REALTORS® who specialize in buying, selling, or management of properties for investment, development, retirement, or second homes in a resort, recreational, and/or vacation destination. In short, this helps me be more knowledgeable in my line of work to help you meet your goals of owning or selling a vacation or investment property. Additionally, I am a Luxury Property Specialist. This designation requires training every two years and a certain threshold of luxury sales over 1 million dollars. I have also obtained the PSA (Pricing Strategy Advisor) and CHP (Certified Homeownership Program) certifications. PSA designation means that I can better help you price your property or a property that you are interested in purchasing. Determining property values depends more than ever on professional expertise and competence, the best use of technology, and approaching the pricing assignment from various perspectives. I will do this by creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values. The CHP designation has given me a more comprehensive understanding of mortgage, insurance, and settlement procedures.
Our firm/company works tirelessly to be an industry leader by not so much following trends, but by making them. I am fortunate to work with an amazing team here in Ludlow and an enormous network of talented Raveis agents to call upon.
Joe Karl
Real Estate Sales Associate
Hailing from Fairfield County, Connecticut, my ties with the Okemo Valley started in 1996 when I married my wife in Ludlow. Part of the first team assembled to launch Jackson Gore in 1998, I have been selling area properties ever since and enjoy helping people find just the right home. 22 years later, I still enjoy every interaction. Listen first, show second is my motto.
I know every inch of Okemo mountain and the surrounding valley. When I decided to build my own dream home, I cleared the land and oversaw all aspects of the building process. This gave me a unique perspective that I use to guide my customers through a sometimes complex process.
I have been actively serving on the Crown Point Board of Realtors for many years, including one term as President, and was named “Realtor of the Year” in 2015. In my spare time I have led Okemo snowshoe hikes for over 18 years, mountain bike religiously and, also "skin" up Okemo at least once a week. When not conducting real estate business or playing outdoors I tend to our 36-acre mini-farm complete with dogs, a cat, and chickens. My wife and three incredible daughters embrace the bucolic lifestyle of Vermont. All three children grew up skiing Okemo, two are now instructors. Buying a home is a milestone event, it brings me great pleasure to help families find the perfect home in this beautiful Okemo Valley area.
