Find your Perfect Place on Okemo

The 2014-15 ski season is off to a great start! We have had some nice natural snow and perfect temperatures for Okemo to “fill in the gaps” with their upgraded snow making capabilities.

As we begin the new year, I thought we should take some time to take a fresh look at the various complexes on Okemo. From intimate 1 bedroom units at Okemo Mountain Lodge to big homes on Solitude there is something for everyone.

Winterplace remains a favorite on the Mountain. Winterplace offers a convenient location mid mountain and within walking distance to the half pipe and the earliest snow making on the Mountain.

Solitude delivers some of the best long range views and convenient trail access. Though centrally located on this busy mountain, it lives up to the given name providing privacy at the end of the day.

Jackson Gore is an upscale community offering slope-side living and top notch amenities for the entire family. Convenient access to dining, shopping and mountain services; everything you need is just a short walk from your door.

Trailside consists of five distinct villages, each with unique styles, features, and ski access. Expansive views of Ascutney and Ludlow Village can be seen from many of these units, a spectacular sight at night.

Kettle Brook is one of Okemo's original slope-side communities. With Okemo's Bull Run and Kettlebrook trails just outside your door you enjoy coveted ski on/ski off access making this a prime location wtih a private setting and classic alpine style condos.

Ledgewood is a unique and contemporary complex comprised of seven buildings and located directly on the maintained Ledgewood ski trail complete with snow making.

Snow Trak consists of twenty one single family homes on the convenient Snow Trak trail; each with beautiful views and luxurious floor plans.

Okemo Mountain Lodge (OML) provides easy access to base area slopes, main lifts and skier services. Located at the base of Okemo Mountain, this ski in/ski out condo location is a favorite option for busy skiers.

Alpen Meadows is a community of single family homes on cul-de-sac style roads with private wooded settings, convenient shuttle service to the slopes and close proximity to Ludlow Village.

No matter your preference, Vermont Properties can help you find your perfect location both on and off Okemo. Come Live Where you Play!

There Will be Snow

As you know, Okemo Mountain is open! The snow guns are humming and the snow makers welcome the colder temperatures. We have had some natural snow here in Vermont but most of the trails will be brought to you courtesy of the snow making team on Okemo.

You may be thinking that you can't wait until we are buried in natural snow! After all, that's what winter is about in this area.  There is no such thing as too much snow, right? But ask someone from Western NY about this and you may get a very different answer. Turns out, there is such a thing as too much snow.

Never fear, regardless of Mother Nature's gifts (or lack of), the Mountain team can handle anything that comes their way; there will be snow, it will be groomed. Winter is our time to shine and we will not disappoint.

If you are newer to the Okemo scene, check out our Condo Guide. This is a great tool to orient you to the Mountain and it's various complexes. We also have links to help familiarize you with the area and to find other activities in the area.  There is so much to do both on and off Okemo.

It's Okemo time!

What has 11 trails and 161 guns? Give up? It's Okemo Mountain!

Yes, the Mountain is officially open and people have begun to arrive in our little town. The real estate market never really took a break this year and we are gearing up for an even busier season than anticipated. Now that we have snow cover this early in the year, we know there is no time to pause and catch our collective breaths.

Winter is bearing down on us early this year and as noted in a previous blog, we are expecting plenty of snow and conditions that are perfect for Okemo to take full advantage of their massively upgraded snowmaking system when needed. Be sure to check out the live web cams on the mountain. Vermont Properties is excited to be sponsoring the cameras for Jackson Gore, The Summit and Sugar House. What a great way to literally keep your eye on the mountain's conditions.

When you are in town, stop by and say hi. We are easy to find, situated between the entrances to Okemo and Jackson Gore and directly across from the Okemo Golf Club.

Grab your winter gear, we'll see you in Vermont!

Snow on the Trails!!

Driving to the office this morning, I rounded the corner and Okemo came into view. Today I noticed there was snow on some of the trails. Could it be the Mountain will soon be open? There has been no official date set but word on the street is that they are shooting for mid-November.

Only a few short weeks ago we were still enjoying warmer weather. Though we knew our summer days were drawing to a close, stunning foliage was right behind it to distract us as the temperatures steadily declined.

Suddenly, here we are. We have flipped the page on our calendars, our clocks have been turned back, the days are shorter and temperatures have dropped below 30 degrees at night. Sounds like winter to me!

Keep your eyes open! Take a look around Okemo Mountain with their new Okemo Live Web Cams and check out the snow report often, you never know when you will need to grab your skis and come visit us in Ludlow!

Of course if you decide you want to stay, stop by and see us at Vermont Properties and Development, you can find us at 29 Locust Hill Rd., across from the golf course.

We can help you with a seasonal rental or to find a place of your own in Vermont. Not interested in being directly on the Mountain? No problem, we have properties both on and off Okemo, in the Village, Lakes Region and surrounding towns. We look forward to meeting you.

Snowy Vermont Winter

It is that time of year again when we get ready to turn back our clocks; the days will become shorter and colder. Our thoughts are now turning to Vermont's best known season. Ski season- Yup, already!

We have had some spitting snow here in the Okemo area and we know that in the blink of an eye we can go from a few flakes to a full blown Nor`Easter. My grandmother used to say "If you don't like the weather in VT, wait a minute..."

You have only to get out your Old Farmer's Almanac  to see that we are in for another year of cold temperatures and fantastic snowfall. Should "The Almanac" be wrong, no need to worry. Okemo's major snow making upgrades will allow the Okemo Team to step in at a moment's notice and make the conditions on Okemo great no matter what Mother Nature has in store.

As I sit here at the offices of Vermont Properties, finishing up this blog post, I look out my window and realize it is indeed currently snowing! Summer has left the State and Old Man Winter is already moving in. Brrrrr..............

So put away those summer toys, dust off the winter gear and get ready for what is expected to be a snowy Vermont winter!

Vermont Properties - We can 802-YOU!

Vermont is one of only a dozen US states left, boasting a single area code for both landlines and cell phones; this original area code was established in 1947.

Almost 70 years later these 3 simple digits have become a viral marketing brand. People who live in Vermont need no explanation and folks who are from elsewhere are usually intrigued by its meaning and simplicity... 802 is the new "ILOVEVERMONT".

With near iconic status, eight-o-two has become a mantra for the locals. With everything from tattoos and clothing to an unofficial "State song" 802 can be found most anywhere and on anything.

802 may draw its brand equity from the  aspects of Vermont with which people want to be associated: young, hip, outdoorsy, and edgy.  But for the locals, these three numbers have become an identity; giving us a feeling that we belong to something bigger than ourselves and an opportunity to display our pride for this unique and authentic state.

Come to Vermont and see what 802 inspires within you. If you decide you want to spend more time with us, call Vermont Properties and Development, we can find you a perfect home. Vermont Properties, we can 802-YOU!

Fall Festivals- Local Flavor of VT

During one of the most beautiful times of the year in Vermont, the entire State takes full advantage of perfect weather and fantastic sights by hosting annual Foliage and Fall Festivals. From the northern most part of the State to the southern most part, these festivals can be found in most towns both large and small. What a beautiful way to experience all the charm of Vermont's historic towns and villages.

Starting in September the beauty of Vermont comes alive in Chester, as "The Green" fills up with people for the yearly celebration of fall. Chester has been chosen as "one of the most beautiful Villages in New England" and lives up to this compliment . For the 40th year, Chester welcomes visitors both locally and from afar to a well-attended event that takes over the entire center of town. People come year after year to see the sights and say hi to neighbors and friends. For 2 days you will find local artisans, food and fun; even the local kids get in on the activity as the schools come together to feed the masses with their unique ideas for snacking on the go!

The festivals begin to wind down in late October with a variety of events throughout the State. Join us in Vermont for this most beautiful time of year as we enjoy the still warm weather while looking forward to that inevitable long snowy winter.

Bring a jacket and your curiosity; you are in for a treat! Don't forget the camera....

Vermont's Foliage Season is also Apple Season!

As you wander the scenic roads of Vermont, you will inevitably come across many places selling Vermont apples. With everything from the traditional McIntosh to the newer Pink Lady, apples are a fall staple in Vermont.

You will see small roadside stands, farmer's markets and larger fruit stands dotting the roads. Any one of them will have your favorite apple on hand. But if you're feeling a bit more adventurous, find any local orchard in the State and take the afternoon to pick your own. There are over 40 orchards in Vermont, producing over 100 different varieties of apples.

To find you closest orchard by county, just visit Scenes of Vermont.

The crisp days of autumn bring perfect weather for an afternoon of apple picking. Most orchards have a nice spot to take a break and have some hot apple cider and even a cider donut or two! Imagine the family all gathering their favorite apples to eat right out of the basket or take home to make an apple pie.

We may not have had a great berry picking season but the weather patterns this year have been perfect to bring us an abundant crop of apples. Growers report this year's crop to be good with plenty of wonderful apples; great news for this 12-million dollar yearly crop.

Apple season traditionally continues through the end of October. But sometime between the end of summer and beginning of winter we are also blessed to be the go to State for maple syrup. Yes! Vermont maple syrup and apple pie-what a great way to transition into the next season in Vermont, Ski Season.

And you thought these seasons were simply called fall and winter.... See you in Vermont for your favorite Season!

Buying or selling a second home: Have someone in your corner

Buying or selling a second home is unlike dealing with your primary residence. There are many challenges to this process. The biggest obstacle is that you are likely not even in the state where you have decided to purchase or sell.

For buyers, social media brings everything right to your fingertips. You can research an area, find your perfect spot and even zero in on a couple of properties. Ultimately, you will want a professional Realtor® in your corner. Your Realtor® will manage all the back and forth work and eventually help negotiate the sale or purchase of your second home. A great agent will also work on your behalf with local service providers, contractors, and attorneys etc., to get every last detail in place. A real estate agent with knowledge of the area, local markets and preferably one who specializes in second homes will be your eyes and ears locally.  Some agents now have the designation of RSPS (Resort and Second Property Specialist). These are agents with advanced certification who specialize in buying, selling or managing properties for investment, development, retirement, or second homes in a resort, recreational and/or vacation destination.

Once you have made the decision to buy or sell your second home, your next big decision will be who to call. If you are in Vermont near the Okemo/Ludlow Valley your decision is quite easy. The agents at Vermont Properties and Development are your local specialists for second home properties, both Kathy and Alyson have their RSPS designation. With a combined 40 years of experience in this area, Kathy, Alyson and Kevin can meet all your needs from start to finish and beyond. And when the hard work is done and you have successfully purchased or sold your second home; they do not forget about you. You are now part of their Vermont family; the team is with you long after the closing. You can call on Vermont Properties for all your future needs. Sometimes it may just be a call to check in and say hi! That is the best call of all.

Winter Event Season- Supporting our Friends and Neiighbors

As the weather ushers in colder evenings, here in Vermont we begin to think about our busy winter season.

We all know that this means fantastic skiing and riding, long nights by the fireplace and way too much hot cocoa! We also know that this is an important time to remember our neighbors and friends who live here year `round.

These are the people you see in the community, helping you out at the local stores, restaurants and in other areas in the Village and on Okemo Mountain. The people often behind the scenes working hard to be sure you enjoy your time with us in Vermont.

Starting in November each year we begin what is known as our winter event season. These events raise money for various causes in the Okemo Valley.

Giving Back to the Ludlow Community

Vermont Properties and Development continues to be a leader for fundraising events for the Ludlow community. We believe it is important to support our friends and neighbors in any way possible. These events provide us the opportunity to give back to the community that has always generously supported us and you as our guests.

We kick off this year's event season with our annual Coat Drive from November 7th to 23rd. Vermont Properties is a drop off area for clean winter outerwear. We collect items for the entire week then deliver it to Black River Good Neighbors to help folks stay warm.

Flannel with Flair takes place in on January 24th 2015. This has been a well-attended event with a dinner and live auction; a major fund raising event for several years.

Comedy Night will keep us laughing on February 21st 2015. Each year we host some of the best comedy acts in the area. The Logger has been a returning favorite as has Bob Marley. This is a great opportunity for folks to come out, share some real laughs and support various causes.

Come join us in supporting our local community. You can stay up to date on these events and others at

We hope to see you there!
